    Fake the terms of the lease, damage the property and claim you are withholding rent bc the property isn't up to code, and it becomes a civil matter. It takes about a year to resolve and by then you've found the next place to do it to. It's become a business down here in California.

    I did foreclosure auctions when I first came down here and part of it was to get the tenant or owner out after the sale. We were supposed to use this sliding scale of cash for keys amounts. So I'm meeting people at the worst time of their life as they lose their home or worse, renters who paid rent to a fake owner or to an owner that got foreclosed anyway.

    The renters had more time but I would offer the max regardless of time and tell them it will never get better than that.

    The sheriff will show up and throw all your shit in the street. Maybe not tomorrow but it always ends that way. Most people got it but I did get a taste of how a renter could scam the system for a about a year paying nothing.

    Been paying attention to the other anti-landlord laws that the city has passed the past 3 years? Lots of lawsuits, and the courts have been upholding the city's laws, including overturning lower court rulings against the city.

    Inslee's Supreme Court Appointees are terrible across the board. Pretty much need to get outside the 9th Circuit to get a fair shot at anything close to justice.

    I’m aware of the recent Seattle ordinances. That said, this proposal takes unconstitutional to a new level. It would be struck down if enacted imo.
