I'm changing my vote to BWk now after having lived here for coming up on a year. The winters are totally mild and I will take a little bit of snow (40" on average at my house) all day long over the West Side rain. Man you're so right. I love the area and just did some cursory review of houses and pricing and it didn't look like much of anything of value was available. It's probably best described as a transition zone from semi arid, high desert to alpine. The Ponderosa Pine only needs 10 inches of precipitation per year to grow, so even when you're in the piney woods it's still semi arid. Drive 5 or 10 mins west and now you're getting into real Alpine climate.RoadTrip said:
