Happened after 2008 housing/economy crash as well. That one was driven by economic collapse. This one is driven by higher input costs.

Once it happens, the portion never goes back up, as well as the price never goes back to where it was.

Good thing that there is no inflation and if there is it's "only transitory" or I might be worried per the fed and gov't
