So I was out riding all weekend. Ran into a random older dude, he liked to talk to everyone he saw. He saw a sand rail with Trump flags, he started beating off to it. Found out he's living in Washington too, and them fucking liberals ruined his business years ago with regulations. It's all good tho because he makes more money now buying rental properties. He even has this special formula where he won't buy a property unless he can get 1% of the purchase in monthly rent. Liberal assholes are threatening to add costs to his rental business too, he said it's all good tho because he can just raise rents. Those Liberals are just hurting the rental class by adding regulations to him.

I asked him, if he can raise rents from regulations. Why doesn't he just raise rents now. Then I said, imagine how much cash you are leaving on the table by not just raising rents now.

He gave me a puzzled look then rode away.

When a regulation is passed that applies to all rental property owners, then everyone has to raise prices. If you raise prices just for the hell of it, then suddenly your competitors' prices will look better and you might lose business.
