I partake in weed zero times a year. The taxes aren't that bad. The benefits are I live in the America of my youth. People are nice, friendly, helpful, honest and genuine. My neighbors all pitch in to do work on our private road etc. Need a hand? Just ask. They are all armed too. That never hurts if shit goes sideways.
Without doing the math, I'm sure that the Dem Control of WA State taxes more than offset those two things. Can't you avoid cap gains by doing a 1031 to another state, if we're talking investment property?
It's not a property thing, it's a thing with my company and mrs. haie has looked at it and said that Idaho is inferior to Texas/Tennessee for all of that but I'd kind of prefer the more local option.

Weed is 15 minutes away from CDA. Multiple stores right across the state line. Easy Most every car has Idaho plates
State income tax actually caused a surplus/refund last year for taxpayers.

Both rank in the lower half of states in those surveys that rank states by tax burden. Barely any difference.
Better to be high income in Washington though.
