Advice on Buying Land/Building a House

Here’s my permit shit show story.

I’m replacing the deck at the back of my house. Contractor pulls a permit. Permit guy says there’s an easement on that parcel and I don’t know where but you or the home owner needs to show the easement won’t be affected.

Mrs Nacho was in Real Estate for 15+ years and starts pouring over the title repot, calls the title company etc while I go to the county clerk to get the platt map and get some help.

I was lucky when I explained my situation to the lady at the clerks office. She starts looking up info on her system and tells me there’s no recorded easement going back to the 80s.

Contractor takes platt map which doesn’t show shit to zoning guy along with info from the county clerk lady. Zoning guy is satisfied with this and issues the permit.

We have telephone poles on our side of the street and I had our lot surveyed when we bought the place. The markers are about 2 feet away from the poles so my best guess is the easement runs parallel to the street between the street and my house.

Fucking zoning guy brought my deck replacement to a 3 days halt.
