    Yes, I can easily believe many of you pay more than 28% on your last dollar of income. But you're not paying 28% of your income in taxes.

    Now, if you actually had an MBA, you would know that after-tax cash flow analysis uses the marginal fed and state rate on taxable income. They don't use any effective rate. Investment decisions are made on the margin. Really surprised (not) that this is news to you.
