    And property taxes and sales taxes. Probably news to the dazzler but rich people live in expensive houses and buy more stuff than the little people that the dazzler hates. Just don't call property taxes and sales taxes progressive despite the fact that rich people pay multiple times what the middle class pays.

    In California federal and state tax rate on wealthy marginal taxable income is over 50%. Toss in property taxes and sales taxes and you think they are undertaxed. For some reason, wealthy democrats in Cali aren't voluntarily paying their fair share but need to do so at gunpoint. Just like leftards everywhere.

    Yes, I can easily believe many of you pay more than 28% on your last dollar of income. But you're not paying 28% of your income in taxes.

    Now, if you actually had an MBA, you would know that after-tax cash flow analysis uses the marginal fed and state rate on taxable income. They don't use any effective rate. Investment decisions are made on the margin. Really surprised (not) that this is news to you.
